01 / THE MEASURES

Gold and gross pay

Gold ounces = home price ÷ (gold US$/oz × local currency per US$). Wage years = home price ÷ annual gross minimum pay. This is a price-to-income multiple, not years needed to save.

UK pay uses the adult statutory rate, weighted across each calendar year, × weekly hours × 52. Turkish pay uses the calendar-year average monthly gross minimum wage × 12.

02 / THE COVERAGE

Observed trends, defined homes

Annual averages smooth monthly movements. Countries use different property baskets and valuation methods; these are national benchmarks, not matched homes or city-level valuations.

03 / THE FUTURE

Assumptions, made visible

Recent trend extends each input’s 2020–2025 compound annual growth rate. Alternative scenarios change house-price growth only. All rates are editable and compound annually from 2025.

2026 onward is a projection, including the current incomplete year. There are no probability claims or confidence intervals. Taxes, borrowing costs, living expenses and transaction fees are excluded.
